Capital works

Works to the exterior of your building and other parts set out in your lease

According to Catalyst shared ownership leases and other leaseholders of flats, Catalyst Housing is responsible for renewing the structural parts of your building e.g. roof and windows.

Catalyst is also responsible for installing services such as entry phones, replacement of lifts, repairs to estates, and carrying out external decorations.

According to Section 20 of the Landlord and Tenant Act 1985 (as amended by Section 151 – Commonhold and Leasehold Reform Act 2002), leaseholders must be consulted when cost of qualifying work is likely to exceed £250 for any one leaseholder, and if there is a long-term agreement which costs more than £100 per leaseholder, per year. 

The Group intends to recover from leaseholders all the monies due from them towards the expenditure of capital works. Catalyst will propose to leaseholders a range of alternative repayment mechanisms for meeting the costs of capital works for which they are legally responsible.

Catalyst cannot make a profit, therefore, accurate costs will be charged.

It is best to pay into a reserve fund as that way, if there is enough money in the reserve fund, we will not require you to pay an extra amount when the work is carried out.
