Equity loans

Equity loan schemes offer low-interest loans that boost your affordability by topping up your mortgage.

Equity loans allow you to buy a property that you would normally be unable to afford. You can buy any property of your choice as long as it is not tied to another government backed homeownership scheme. However, there are certain eligibility requirements depending on where the scheme is being offered.

The following groups are eligible:

  • People who live or work in the same borough/city or within the catchment area of the local authority that is offering the scheme
  • Social tenants (people living in local authority housing or housing association accommodation whose existing property will be offered back to the local authority)
  • Key workers determined by the local authority
  • People experiencing a major change in circumstances i.e. through disability / prolonged illness or divorce / separation

Additional considerations:

  • Total household income must be below £60,000 per annum
  • Sufficient savings are required to cover buying costs and deposit
  • Must not have been in rent arrears in the past 12 months
  • Unable to buy a suitable property without assistance
  • Not named on the deeds of another property whether in the UK or abroad, unless the property is being sold.

Regional Equity Loan Schemes

We work with a number of boroughs to create bespoke equity loan products. The following schemes are available on a first come, first serve basis with priority given to the Local Authority’s priority group.

South Bucks District Council Equity Loan Scheme

Please note: This scheme is currently out of funds and awaiting further funding

  • Offering between 15% – 50% of the total price of the property you wish to purchase
  • The maximum loan available is £100,000
  • Choose the property you want on the open market
  • Low interest loan with nothing to pay for 2 years
  • An annual interest only charge of 2.5% in year three

Elmbridge Borough Council Equity Loan Scheme

  • Offering between 15% – 40% of the total price of the property you wish to purchase
  • The maximum loan available is £90,000
  • Choose the property you want on the open market
  • Low interest loan with nothing to pay for 2 years
  • An annual interest-only charge of 2.5% in year three

Oxford City Council Equity Loan Scheme

  • Offering between 15% – 40% of the total price of the property you wish to purchase
  • The maximum loan available is £75,000
  • Choose the property you want on the open market
  • Low interest loan with nothing to pay for 2 years
  • An annual interest-only charge of 2.5% in year three
  • Eligibility: Teachers that are permanently employed in, or have accepted, leadership posts or have two years teaching experience and completed at least 12 months permanent employment in their current approved school. You will find the approved list of schools in the brochure.

  • The maximum loan available is £50,000

  • Low interest loan with nothing to pay for 2 years
  • An annual interest-only charge of 1.75%

Vale of White Horse District Council Equity Loan Scheme

  • This scheme is now closed as all funding have now been allocated.

Slough Borough Council Equity Loan Scheme

Please note: This scheme is currently out of funds

  • Offering between 15% – 50% of the total price of the property you wish to purchase
  • The maximum loan available is £50,000
  • Low interest loan with nothing to pay for 2 years
  • An annual interest-only charge of 2.5% in year three
  • Please note: Only existing council and housing association tenants living in Slough are eligible
